Temple Cloud, Bristol.

Instructed to dispose of a site with a previous planning permission granted for 5 detached houses. A revised application was submitted making a more efficient use of the land.  Offers were received prior to planning being granted with an offer accepted enabling a swift completion on grant of the permission.

Portishead, Bristol. 

Acquisition of a former church hall on an unconditional basis securing the site for future development on behalf of a private developer. Our development appraisal backed up the offer that was necessary to secure the site swiftly.

Glastonbury, Somerset.  

Instructed to dispose of a building plot with planning granted for a house in the grounds of the existing family home. Purchaser was required to do a degree of highway improvements to enable to commencement of the development.

Yatton, North Somerset. 

Acquired site on a subject to planning basis with the purchaser running the application and resolving issues with regards to highways and the creation of a new access for the existing property. The client prepared the plans with consultation of the owners to ensure a sympathetic conversion of a Grade 2 Listed building set within the grounds of the rectory.

Glastonbury, Somerset. 

Negotiated a Joint Venture between land owner and developer. The land owner had gained consent for three detached houses following the demolition of his existing property.  Through our introduction and negotiations of a partnership deal the owner was able to retain one of the houses, with the developer securing funding to build out the whole scheme.

Wells, Somerset. 

We were instructed to sell a site with consent for two impressive detached houses on one of the most sought after roads in Wells. From our development appraisal we advised the vendors to split the plots and sell to two separate buyers which would maximise the land value. Working with the vendor and theirs solicitors we marketed the two plots and secured two sperate private cash buyers who completed on the same day.

Mark, Somerset. 

Instructed to sell a village development site with planning for the conversion of a farmhouse into 3 dwellings and 4 new build houses.

Following a drawn out marketing campaign through a high street estate agent we were able to introduce a client who offered a staged payment purchase to build out the development in two phases. The purchaser had the ability and knowledge to design the required pumping station for the connection to the main sewer and negotiate with Wessex Water for the cost of connection. A saving was made and passed back to the vendor.
